The development of a new mega mall located within the expansive Mohammad Bin RashidCity(MBRC) has begun. The project will consist of approximately 2 million square feet of leasable area which will feature over 750 outlets. The mall will be at the centre of MBRC located at the intersection of Umm Suqeim Street and Al Khail Road.
The Dubai Hills Mall, scheduled for a late 2019 opening, is a joint end eavour between Meraas and Emaar Properties. The two master developers have previously been associated with each other and are already heavily involved with the impressive Dubai Hills Estate community that is steadily gaining momentum.
The development of the MBRC mall in addition to the previously announced Meydan One destination and retail complex represents the significant range of Dubai’s retail volumeand its transition from the central areas such as the Burj Khalifa and Downtown area into the newer and upcoming regions of the city. Within MBRC itself, a plethora of residential dwellingsincluding high-spec townhouses for sale are being created, which the new retail spaces will tap into alongside the touristic trade.
The Dubai Hills Mall look certain to offer “seamless access from ShaikhZayed Road, Mohammad Bin Zayed Road, Umm Suqeim Road and Al Khail Road”, the designers said in a statement on Sunday. Additionally the mall will benefit from having a dedicated link to Dubai Metro and other public transportation.
In a statement by Abdullah Al Habbai, Group Chairman of Meraas: “With the retail and trade sector contributing to about 30 per cent of Dubai’s GDP (gross domestic product), it is important to ensure its sustained competitiveness through such lifestyle destinations that welcome visitors from around the world in addition to serving the local community. As the center piece of Dubai Hills Estate, a smart city of the future, the Dubai Hills Mall will bring incredible value to the mega-development and further energies Dubai’s retail sector.”
The residents of Dubai Hills Estate will benefit from a green area of over 23 million square feet;this will include a golf course and a 1.9 million square feet central park. Around the golf course are approximately 4,400townhouses and villas and 22,000 apartments.
The MBRC site is currently baring witness to multiple large scale developments schemes;these ventures will project the community into being one of the city’s largest residential and commercial hubs, with Dubai South being the other potentially game changing community. In the past few months, the off-plan launches in Dubai South area have picked up substantial momentum, especially with properties that are considered between high-end to super-premium. The retail components will come as a bonus; they are considerable in size and will provide value for money compared to what is currently available in the surrounding neighborhoods.
