The RDC creating a secure relationship betweenlandlords and tenants
The Rental Dispute Settlement Center (RDC) was recognize in 2013 as the legal appendage of the Dubai Land Department (DLD), following the ruling issued by His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai.
The RDC can now support the application of issues and difficulties related to Dubai real estate with greater precision, fairness and transparency.
Based upon these principles the RDC has developed a dedicated judicial system to deal with disputes on properties for rent in Dubai, and pacification procedures to guarantee social and economic consistency while also supporting the maintainable growth of the Emirate.
The RDC is accountable for the settlement of all rental disputes arising between tenants and landlords over real estate located in the Emirate or its free zones, arbitrate appeals made against decisions and judgments in accordance with the necessities of the ruling, and are accountable for applying the decisions and judgments RDC issues following rental disputes.
Since its launch three years ago, RDC has received a range of different types of complaints and issues related to the real estate sector, and controlled actions to help regulate the relationship between landlords and tenants. Common problems include the termination of contractual relationships and the landlord forcing the tenant to evacuate the property.
Under Law No. 26 for the year 2007 states that a landlord is entitled to apply for the evacuation of the property in 12 cases, the most common include if the tenant fails to pay rent, if demolition or overall maintenance of the building is planned, or if the landlord wishes to use the property for their own personal use.
Concerning rent increase, the tenant must be notified 90 days before the end of the contractual relationship in one of two ways: notary public or by registered mail.

The Smart Judge application is the first judicial judgment of its kind in both the region and the world and saves RDC in cost, time and effort savings by helping to prevent rental issues by provides free legal advice over issues involved with leases and operations in Dubai.
