Suburban Peace in the Heart of the Emirate
Billed as a peaceful suburban location just minutes from the city, Mohammed Bin Rashid Al Maktoum City will feature crystal lagoons, beaches, parklands and exceptional architecture. Located just adjacent to Downtown Dubai, the development has good links to the Dubai International Financial Centre (DIFC), Burj Khalifa, Dubai World Trade Centre and Dubai International Airport. It’s also right next to the Meydan development, with its race course and grandstand, 9-hole floodlit golf course and a 5-star hotel.
One of the first districts under construction is District One, in Nad Al Sheba located opposite the Meydan Grandstand and Meydan Avenue area. A total of 1,600 luxury villas will be built on the 1,100 acre plot – amid lush gardens and crystal clear canals. Villas have been designed in three styles – modern Arabic, Mediterranean and Contemporary. Modern Arabic style villas combine contemporary living with traditional themes, as each includes a traditional ‘mafrooka’ in the form of a central Majlis or courtyard at the heart of the home.
The Mediterranean villas explore the lavish styles of Italian, Greek and Spanish architecture; featuring arched openings, signature terracotta roofs, stucco walls and traditional layouts including a courtyard.
Minimalist design has come to the fore with the Contemporary villas, with emphasis on open spaces combined with practical function. Natural materials have been used in construction, to enhance the minimalist experience. The development has also been described as ‘low density’, to allow each and every resident ample living space.
The Meydan One Mall – which will feature record-breaking attractions such as the world’s largest dancing fountain and the world’s longest indoor ski slope – features a retractable roof for cooler months, which will create an Al Fresco shopping and dining experience. The Mall will be located in the centre of District One, with more than 300 shops, cafes and restaurants – from fast food to fine dining – and an array of nightlife options.
Although the development has good road links to the rest of the city and is a few minutes from the beachfront via Al Khail Road, one of the exceptional features of District One is the Crystal Lagoon – a 90-acre purpose-built beachfront in the centre of the development. A 14 Km boardwalk will surround the lagoon, also surrounded by lush greenery. Residents will have exclusive access to swimming, paddle-boarding, kayaking amongst other activities (non-motorised).
Residents keen on keeping fit will also feel at home with the 9 Km of jogging, cycling and walking trails that wind through the green parkland. These trails loop the development and low-impact surfaces as well as solar lighting have been added.
