Be diligent before signing any tenancy contract

It may sound a bit like paranoia, but a good tip is to check the passport details of your potential new landlord matches the name on the title deed. Ensure the property details are correct, including the number of car parking spaces. Ask to see the original title deed to show that the landlord remains the owner of the property. A big tip is to ensure the landlord has paid service charges and utilities are up to date – and it is reasonable to ask for proof of this. RERA’s website can help you find out if your real estate agency is registered and licensed, and always ask the broker to provide a copy of his or her RERA card.

 

Read the fine print and be sure about any additions

It is important to know of the landlord is signing the contract himself, or if there are any lawyers involved. Read through the terms of the lease and any addendum carefully – try and ensure there is a clause to say the landlord will be responsible for all repairs to the rental property over Dh200 and all registration (Ejari) fees.

Meet your landlord if possible

Whenever possible, ask the agent to schedule a meeting with the landlord at the property exchange cheques/documents/keys/access cards and meet the landlord personally. Do not pay the agency commission until you are satisfied that all cards and keys have been provided. Ensure receipted copies of cheques are provided. In short, double check everything.

At the end of the day you are paying your broker/real estate agent via commission to take care of the rental process with you, so don’t be shy to ask lots of questions and double check anything you are told. A big warning sign is if you feel rushed or are being given the hard sell over anything, so stand your ground. The good news is that these days the property market is a lot more professional in Dubai and companies have clamped down on anyone not doing things by the book – but even so, ensure you feel confident in the agent you are dealing with.
